Yup. Big enough, and nearly twice the size of where my shop in now. The problem is the electrical power and having a tenant right above it. Being a two-family house to upgrade the power I would have to spend upwards of $4,000 and perhaps up to $5,000. Then I have to spend a grand on cleaning it out, including dismantling the walls that were my darkroom and print handling room. Add sound insulation and heat, move the machinery, I'm well over $15K maybe up to $20K.
Sell the machines and much of the tooling, put $15K in my pocket, fix up the living areas of my home.
I'm going to stand pat for now and see how things look by the end of the year. By then, the young couple will have a better sense of what their needs are and what they can tolerate. I do know that within 5 to 10 years they will be looking to sell and move closer to where they both work. That will be the death knell for my shop, no doubt.
